Background
The land subject to the Plan Change is part of the 2021 Local Government boundary change between Western Bay of Plenty District and Tauranga City. Part of the Local Government Commission decision was that the land, currently zoned Rural under the Western Bay of Plenty District Plan, was to be incorporated into the Tauranga City Plan by April 2024.

What is proposed by the Plan Change?
The Plan Change is proposed on the basis that the Rural Residential Zone is more appropriate than either the Rural Zone, the adjoining existing and proposed Tauriko Industrial Zone, or the Plan Change 33 Medium Density Residential Zone.
The Resource Management Act section 32 (s32) requires a detailed assessment to establish whether the proposed plan change content is the most appropriate course of action.
